Traffic & acoustics

Existing traffic and acoustic levels were surveyed and recorded at key locations in order to model background data for the assessment of any further impact resulting from the development.

Acoustic modeling assessed road traffic noise, the impact of mechanical services and other potential acoustic impacts associated with the operation of the central facilities including amplified music. It was concluded that noise impacts are not likely to exceed the relevant criteria of the NSW Road Noise Policy, not are they likely to impact on any existing noise receptor when assessed using the relevant NSW industrial noise policy.

The traffic modeling considered the increased traffic if all approved 193 tourist cabins were developed, as well as that from the central facilities. There was substantial cross-over between the traffic impact of the two elements as some components of the central facilities were accessible only to resort guests, and their impact had already been considered in the approval for the cabins.

In order to mitigate additional traffic load on the surrounding road network, in a way that does not reduce the level of service to unacceptable levels, road upgrading will take place and contributions paid in accordance with Councils s94 Headworks policy to ensure that funds are available for future external road works.

As a part of the eco resort development we will upgrade Bayshore Drive north from the railway crossing. This will incorporate:
- Road widening to facilitate a two-way carriage way with speed limiting devices
- Pedestrian and cycle paths
- On street car parking
- Landscaping

This upgrade will also provide improved public beach access with designated public car parking and other amenities (shower, toilet, kiosk/café).

A large scale designated resort car parking area will be provided adjacent to the main resort facilities. The accommodation cabins also provide car parking spaces to accommodate guests staying at the resort.

As a separate proposal, we are looking to reinstate a rail shuttle service from the Bayshore Drive crossing into the Byron township, for resort guests and general community use. We have engaged consultants and have been in discussion with the relevant government departments, we have assessed the track for repair works and explored rolling stock options. We continue to develop this proposal and advance our discussions with the NSW government who own the infrastructure.
